PropertySurvey Pro

Condition reports, snagging and inventories, done on site.

PropertySurvey Pro is a survey and inspection app for property surveyors, inspectors, landlords, letting agents and trades. It runs on iPhone, iPad and Android and works fully offline, and the PDF report is produced on the device.

Free to download and use: condition reports, dilapidations, snagging lists and inventories; Home Survey Levels 1 to 3 and commercial survey workflows; a floor plan designer (draw or upload); five on-site tools (crack category, Japanese knotweed, stairs, roof pitch and floor area); photo captions, voice dictation and follow-up visits; and PDF reports with the app watermark. Every AI tool gets 3 free uses a month, and Smart Build writes report wording on 3 reports a month.

Pro adds: HHSRS assessment; AR room scanning on LiDAR iPhones and iPads; photo markup; planning, listed building and flood checks; live weather, EPC, soil and drainage data; your own logo and white-label PDFs; cloud sync across devices; and unlimited Smart Build, with more AI or your own Gemini or OpenAI key.

It also produces itemised cost schedules.

Pro costs £19.99 a month or £199.99 a year, with a free trial for eligible new subscribers.
