What is UnitDesk?
Unitdesk is property management software built specifically for small landlords managing 1 to 75 units. Most property management tools are designed for professional property managers running hundreds of units — Unitdesk is built for everyone else.
Who it's for Unitdesk is ideal for accidental landlords, buy-and-hold investors, and independent property owners who are tired of tracking everything in spreadsheets but don't need (or want to pay for) enterprise software like Buildium or AppFolio.
What it does Unitdesk covers the core workflows that matter to small landlords:
Lease tracking — manage lease start and end dates, rent amounts, and deposits. Get automatic email reminders before leases expire so you're never caught off guard by a vacancy. Maintenance requests — log and track maintenance issues with photos, notes, and contractor details. Tenants on paid plans can submit requests directly from their portal. Tenant portal — invite tenants by email so they can view their lease, submit maintenance requests, download their lease agreement, and check off move-in and move-out checklists. Checklists — create reusable move-in and move-out checklist templates. Assign them to tenants and track completion together. Reminders — set reminders for lease renewals, inspections, insurance renewals, tax deadlines, mortgage payments, warranties, and more. Vacancy tracking — see which units are vacant and how long they've been empty. Weekly digest — a weekly email summary of open maintenance requests, expiring leases, and vacant units.
Pricing
Starter — free forever for 1 unit. No credit card required. Pro — $29/month for up to 25 units. Includes tenant portal, photo uploads, email notifications, and checklists. Team — $79/month for up to 75 units.
Flat pricing — no per-unit fees, no setup costs, no annual contracts required.
What makes it different Unitdesk is intentionally simple. It doesn't have built-in accounting, trust accounting, or owner portals — features that small landlords never use but always pay for in competing tools. The goal is to give independent landlords exactly what they need to stay organised, keep tenants happy, and never miss a renewal — without the learning curve or the price tag.
